By accessing or using the LivScope platform, website, or services (collectively, the "Service") operated by LivScope LLC ("LivScope," "we," "us," or "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Service.
LivScope LLC is an Illinois limited liability company operating in the Chicago metropolitan area.
LivScope is a marketplace platform that connects requesters (property buyers, renters, or investors) with explorers (independent field agents) to facilitate real-time, live-streamed property walkthroughs in the Chicago metropolitan area.
LivScope offers two session types:
LivScope is a technology platform only. We do not employ explorers, represent property owners, or provide real estate advisory services.
To use the Service, you must create an account and provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
You must be at least 18 years of age to use the Service. By creating an account, you represent that you are 18 or older.
LivScope reserves the right to suspend or terminate accounts that violate these Terms or that are used for fraudulent or abusive purposes.
When you book a tour, you agree to pay the applicable flat rate ($25 for Exterior Tour, $49 for Open House Tour) via Stripe at the time of booking. All payments are processed securely through Stripe. LivScope does not store your full payment card details.
You may cancel a tour for a full refund up to one (1) hour before the scheduled start time of your tour window. Cancellations made within one (1) hour of the scheduled start time are non-refundable.
If you fail to join the live stream when the explorer has arrived at the property, your session fee is non-refundable.
Each tour is booked for a specific time window. Explorers are not obligated to stream beyond the scheduled window. Requesting an explorer to continue beyond the booked window is outside the scope of the Service.
Exterior Tours are limited to filming from publicly accessible areas. Requesters may not ask explorers to enter private property, trespass, or engage in any activity outside the scope of the booked tour type.
Explorers are independent contractors, not employees, agents, or partners of LivScope. Explorers are solely responsible for their own actions, safety, compliance with applicable laws, and tax obligations.
By accepting a tour request, you agree to arrive at the property during the scheduled window and stream the property in accordance with the booked tour type. You are not required to enter private property without authorization or to continue streaming beyond the booked time window.
Explorers are responsible for complying with all applicable federal, state, and local laws, including Illinois recording laws. Illinois requires all-party consent for private conversations. Explorers must not record private conversations without consent.
For Exterior Tours, explorers must film from public areas only and must not enter private property.

All content, branding, software, and materials on the LivScope platform are owned by or licensed to LivScope LLC. You may not copy, reproduce, or distribute any LivScope content without prior written permission.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. LIVSCOPE IS A TECHNOLOGY PLATFORM ONLY AND DOES NOT PROVIDE REAL ESTATE ADVICE, PROPERTY VALUATIONS, OR PROFESSIONAL INSPECTIONS.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, LIVSCOPE LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICE. LIVSCOPE'S TOTAL LIABILITY SHALL NOT EXCEED THE AMOUNT YOU PAID IN THE THREE (3) MONTHS PRECEDING THE CLAIM.
You agree to indemnify and hold harmless LivScope LLC and its agents from any claims, liabilities, or expenses arising from your use of the Service, your violation of these Terms, or your violation of any applicable law.
These Terms are governed by the laws of the State of Illinois. Any disputes shall be resolved in the state or federal courts located in Cook County, Illinois.
LivScope may modify these Terms at any time. We will notify users of material changes by posting the updated Terms on our website. Continued use of the Service constitutes acceptance.
